What the numbers mean
The three metrics that tell you whether a deal works — in plain English.
Cap Rate
Net operating income divided by purchase price. A quick way to compare properties regardless of financing — the higher the cap rate, the more income relative to price.
Cash Flow
What's left each month after rent pays the mortgage and all operating costs. Positive cash flow means the property pays you to own it.
Cash-on-Cash
Annual cash flow divided by the cash you actually put in. It shows the return on your real out-of-pocket investment, not the full purchase price.
