Your rate is fixed for an initial period, then can move up or down with the market afterward.
Home equity
What your home is worth right now, minus whatever you still owe on the mortgage.
Mortgage insurance (PMI)
An added monthly cost lenders typically require when your down payment is below 20% of the purchase price.
Closing costs
The fees and prepaid items due at closing on top of the purchase price or move-in cost - title, lender fees, prepaid escrow, and similar.
Opportunity cost
What money could have earned if it were invested instead of spent on a down payment, closing costs, or a security deposit.
Capital gains exclusion
The portion of profit from selling your primary home the IRS lets you exclude from tax - $250,000 single, $500,000 married filing jointly, when you qualify.
HOA / condo fees
A recurring fee some communities charge for shared amenities and upkeep - separate from your mortgage and taxes.
